Finding housing in Conakry as an expatriate

Arriving in Conakry without bearings means risking a one-year lease on a district you will find unsuitable three weeks later. Most settling-in mistakes are not about the property itself but about where it sits relative to the office, the school and the daily commute.

Diatigui works with UN agencies, international NGOs, diplomatic missions and mining and construction companies. This guide is what we tell every new arrival before the first viewing.

Choosing a district: start from the office, not the property

Conakry is a narrow peninsula with a saturated main road. The commute structures everything else. Three configurations cover almost every case:

  • office in Kaloum (ministries, head offices, banks): target Kaloum, Landréah, Dixinn or Camayenne, and accept paying more per square metre;
  • office in Ratoma or scattered travel: Kipé, Taouyah, Kaporo and Nongo offer the best space-to-commute balance;
  • frequent flight rotations: Gbessia, near the airport, saves real time on night flights.

The technical criteria that make the daily difference

Housing in Conakry is judged on autonomy, not finish. Four points make a stay liveable or painful, and we check them on site before publishing:

  • the generator and its automatic switchover, sized for air conditioning rather than lighting alone;
  • the water reserve and its real capacity, with a booster pump;
  • the internet connection actually available, tested — essential if you work evenings or on video calls;
  • 24/7 guarding, exterior lighting and gate control.

Families: schools, health, weekends

Families mostly settle in Ratoma, home to the main international schools and to most of the expatriate community. The north of the peninsula also gives easier access to the beaches and weekend trips to Boffa or the Loos Islands.

We are happy to pair a chauffeur-driven vehicle with the property: on the daily school run from Nongo or Lambanyi, it is often what makes family logistics work at all.

Lease, deposit and administrative compliance

The Guinean market runs on one- to two-year leases, with high deposits and sometimes several months in advance. For an expatriate on an uncertain posting that is a risk. We negotiate suitable terms, bring the deposit back to one to three months, and provide a file your finance department can process: a written lease, a verified landlord occupancy title, a compliant invoice with TIN and VAT, and payment by transfer.

Frequently asked questions

Which district should an expatriate choose in Conakry?

It depends first on where your office is. For Kaloum, target Kaloum, Landréah, Dixinn or Camayenne. For scattered activity or family life, Kipé, Taouyah, Kaporo and Nongo offer the best space-to-commute ratio. For frequent flight rotations, Gbessia.

What housing budget should I plan for in Conakry?

From $930 to $2,090 per month for a furnished two-bedroom and $2,090 to $4,070 for a family villa, security guarding included. International organizations usually allocate a housing envelope separate from salary, which simplifies lease negotiation.

Do you need a chauffeur-driven vehicle in Conakry?

For most of our clients, yes. Traffic, the state of some side streets and organizations' security procedures make self-driving impractical. It is also what allows you to live slightly further out without losing quality of life.

Can I view remotely before arriving in Guinea?

Yes. We produce real, recent photographs of every room, a narrated video walkthrough on request, and we answer your security officer's questions before you arrive. Many of our leases are signed before landing.
