For a UN agency, an NGO or a mining company, residential security is not a selling point: it is a condition of posting. A property that does not clear the security officer's review will not be leased, however good it is otherwise.

What we document on every property
On properties we list as secure, the listing states all of the following, with the date of the last on-site check:
- 24/7 guarding with genuine shift handover, not a day guard only;
- perimeter wall, access-controlled gate and working exterior lighting;
- visitor log and a procedure for receiving deliveries;
- generator with automatic switchover, sized for air conditioning;
- the property's own water reserve with a booster pump;
- emergency exit, fire extinguisher and the state of the electrical installation;
- vehicle access passability, including in the rainy season.
Working with your security officer
We are used to international organizations' assessment grids and we do not try to work around them. In practice: we provide photographs of the perimeter, gate and access routes, the guarding company's contact details, and we arrange a technical visit with your security officer before any signature.
If a property does not clear your grid, we say so and propose something else. That is faster for everyone than discovering the problem at inspection.
Security and location: the real trade-off
The best-secured gated compounds in Conakry are mostly in the north of the peninsula — Kipé, Nongo, Lambanyi, Kaporo — which is to say far from Kaloum. Downtown, secure supply exists but is concentrated in a few upmarket buildings in Kaloum and Dixinn, more expensive for equal floor area.

Does your housing meet UN agency security standards?
We systematically document the items those officers check — perimeter, access control, 24/7 guarding, lighting, exits, backup power — and send them before the viewing. Final clearance remains your security officer's; we make their job easier.
Is guarding provided overnight?
On properties we classify as secure, yes, with genuine shift handover rather than a day guard. The listing names the guarding company and describes how the shifts are organised.
What happens during a prolonged power cut?
The properties we list have a generator with automatic switchover, sized to carry air conditioning and not just lighting. We test the switchover at verification and record the fuel autonomy stated by the compound.
Can you provide a security file before the viewing?
Yes: photographs of the perimeter, gate and access routes, the guarding company's details, a description of the arrangements and access passability in the rainy season. That is our standard practice with international organizations.
