What matters when renting a house in Conakry

The first criterion is neither size nor decoration: it is power continuity. A house without a properly sized generator with automatic switchover becomes unlivable at the first extended outage. Then come the water reserve (borehole or tank with booster pump), day-and-night guarding, walls and gates, enclosed parking, and the internet connection actually delivered. Where should a family rent in Conakry?

For families, the residential districts of the Ratoma commune — Kipé, Nongo, Lambanyi — offer the best balance: quiet streets, recent gated residences, proximity to international schools. A house is not a large apartment: what actually changes

Moving from an apartment to a detached house in Conakry is not simply about gaining floor area. It means taking on everything a compound used to share: water, backup power, security guarding, upkeep of the plot. In an apartment those sit in the service charge and someone else handles them. In a house they become yours.

It also explains why two houses of comparable size, in the same district, can be advertised at rents that differ twofold. The difference is almost never the decoration: it is the borehole, the dedicated generator, the perimeter wall and the guard's quarters.

• Water: a house with its own borehole and booster pump is self-sufficient; one on the mains alone is not, and the cuts are long.
• Power: a generator dedicated to the house, or nothing. There is no compound generator to fall back on.
• Security: to be arranged yourself, with or without guard's quarters on the plot. It is a real cost line, not a detail.
• Upkeep: garden, pump, generator, gate. Settle who handles it and who pays, in the lease.
• Passive security: wall height, exterior lighting, number of access points. Look at this before signing, not after.

What a house really costs, charges included

The advertised rent on a house in Conakry is not the real monthly outlay. Across the houses we offer, the gap between bare rent and full cost runs from fifteen to thirty per cent, depending on whether the house already has a borehole and a generator or whether you have to make up for their absence.

We price that full cost into the quote rather than letting it be discovered in the second month. It reads less attractively, but it is the only figure a mission budget can hold on.

• Generator fuel: highly variable with the length of load shedding, from $120 a month in family use.

Who a house suits — and who it does not

A detached house suits families settling in for several months, heads of mission who entertain, and teams sharing one property. Space, garden and independence then comfortably justify the extra management burden.

It suits poorly a short stay, a single person often travelling, and anyone without a chauffeur-driven vehicle: house districts are almost all a long way from Kaloum, and a daily round trip by shared taxi wears thin faster than people expect. In those cases we steer towards an apartment in a compound, and we say so plainly even when the house would earn us more.
