Studio or hotel: the real math

Beyond two weeks, a furnished studio becomes far more economical than a hotel: expect from US$500 per month for a studio in a secure residence — versus double or triple in a comparable hotel — plus a kitchen, a stable address and the ability to host. Weekly cleaning and internet are usually included; each listing says exactly what is.

What you can trade away, and what you cannot

A studio in Conakry is the home of the consultant on a three-month assignment, the junior manager on a first posting, the intern. The budget is constrained and choices have to be made. Not all trade-offs are equal: some make daily life slightly less comfortable, others make work impossible.

The rule we apply, and recommend even to people who do not come through us: you can compromise on floor area, view, floor level and the age of the building. You do not compromise on backup power, water and security guarding. A studio without a generator costs less every month and costs a great deal more on the day the work does not get done.

• Negotiable: floor area — twenty-five well-planned square metres beat forty badly laid out.
• Negotiable: floor level and view, unless there is no lift and you are on the fifth.
• Negotiable: the age of the building, provided the wiring has been redone.
• Not negotiable: power continuity. It decides whether you can work from home.
• Not negotiable: water reserve and security guarding, particularly for someone living alone.

Where to find a studio, and at what price by district

The furnished studio market in Conakry is narrower than the family-apartment market: developers build two- and three-bedroom units first, because they let better. Studios are found mainly in the recent compounds of Ratoma — Kipé, Nongo, Cosa, Taouyah — and, more rarely and more expensively, in Kaloum and Camayenne.

The trade-off is always the same and it is purely geographic: every slice of commute to Kaloum is paid for in rent. A studio in Cosa costs half what an equivalent one costs in Camayenne, and asks an extra hour of your day. Over three months that is some sixty hours: only you can say what they are worth.

• Kaloum and Camayenne: from US$850 a month. Scarce, much sought after, at the centre of everything.
• Kipé, Nongo, Taouyah: from $600. The balance most long assignments settle on.
• Cosa, Kaporo, Gbessia: from $450. The newest compounds, the longest commute.
• In every case, insist on the generator: it moves the rent by $120 to $250, never more.

Sharing and short stays: what is actually done

For an assignment of a few weeks, a studio is not always the right answer. Two consultants on the same mission are often better off sharing a two-bedroom: the rent per person falls below that of a studio, and the working comfort is not comparable. We arrange this regularly, with a single lease and the rent shared between two.

For stays under a month, say so plainly in your first message: duration completely changes which properties are available, and a studio advertised for a long let will not open up for two weeks. We keep a subset of properties for these durations, and that is where to look rather than trying to force a long lease.
