Kaloum suits consultants and executives whose meetings are downtown: everything is walkable or minutes away. The district runs on office hours — busy by day, quiet at night. For family or long stays, the residential districts of Camayenne or Ratoma (Kipé, Nongo) offer more space and greenery; we help you decide based on your mission.
Living on the peninsula: the real advantage, and its price
Kaloum is not a district like the others in Conakry: it is a narrow peninsula concentrating ministries, the central bank, corporate head offices, the port and part of the diplomatic community. Living there removes the daily commute that shapes life for every other resident of the capital.
The advantage is considerable for anyone working in government or finance: a fifteen-minute walk replaces an hour and a half on the road. It is nil, even negative, for anyone working in Ratoma or travelling up-country — and that is the first thing to check before paying a Kaloum rent.
The drawback is geographic: a peninsula has only one way in. At peak hours, getting out of Kaloum northwards takes a time unrelated to the distance, and one incident on the road blocks everything. If your work takes you out every morning, Kaloum is the wrong choice whatever its charm.
- The building stock is older than in Ratoma: check the wiring and weatherproofing before the decoration.
- Rents are the highest in Conakry for a given size, and studios are scarce.
- Mains power is better here than elsewhere, which does not remove the need for a backup generator.
- Parking is a genuine issue: ask whether a space is allocated — it is not a given.
- Neighbourhood life is dense on weekdays and very quiet at weekends, when government offices close.
Kaloum, Camayenne or Landréah: how to choose
These three districts compete for the same tenant profile, and the difference between them does not leap off a map. In practice it is clear enough.
Kaloum is the choice of government and finance: you are on foot from your office. Camayenne, just off the peninsula, is the choice of international organizations and embassies, with newer stock and the ocean in front. Landréah, immediately beyond, offers the best balance of centrality and rent, in a more ordinary and markedly livelier urban fabric.
Our advice, where work does not force Kaloum: Camayenne for a family, Landréah for a single person or a couple, Kaloum only if you genuinely work there.

Is Kaloum a good district for a family?
Rarely, and it is the advice we most often give against our own interest. The building stock is old, properties with gardens are all but non-existent, the international schools are all to the north, and leaving the peninsula in the morning takes a considerable amount of time. For a family, Camayenne or the districts of Ratoma are almost always better suited. Kaloum makes sense when one adult works there and the rest of life is within walking distance.
Why are rents higher in Kaloum?
Because supply is structurally limited: the peninsula is narrow, fully built up, and no new land is coming. Anything that frees up is immediately wanted by people who work a few hundred metres away. For a given size, allow twenty to forty per cent more than in Kipé or Nongo, often in an older building.
