Kipé, Nongo, Lambanyi: what's the difference?
Kipé is the most established: close to the corniche and offices, mixing high-standard residences with neighbourhood life. Nongo, more recent, holds the newest compounds — a natural first posting. Lambanyi, more residential still, is the territory of family villas with gardens. All three share the essentials: security, gated residences and fast access to the corniche axis.
Ratoma is a commune, not a district: how to read it
This is the most frequent confusion, and it is an expensive one. Ratoma is not a district of Conakry: it is the largest of the capital's five communes, running more than twenty kilometres south to north and holding most of the city's upmarket housing. Saying "I am looking in Ratoma" is like saying "I am looking in Paris".
Between Taouyah in the south, twenty-five minutes from Kaloum off-peak, and Cosa or Kagbelen at the far north, over an hour away, there are two different markets, two rent levels and two ways of living. The only criterion that genuinely ranks them is commuting time to the peninsula, and it reads straight off the price per square metre.
- Taouyah, Kipé — 25 to 45 min from Kaloum. The most central of Ratoma's districts, recent compounds, high rents.
- Nongo, Kaporo — 35 to 60 min. Gated compounds, the international school, the heart of the expatriate market.
- Lambanyi — 40 to 70 min. The district of family villas with gardens and pools.
- Cosa, Gbessia — 45 min to 1 h 15. The newest construction, and the longest daily commute.
Choosing your district within Ratoma: three questions
Rather than a list of districts, three questions settle it, and they come in this order.
First: where will you actually work, and what time will you leave in the morning? Drive the route once at the real hour before signing. It is the most useful test there is and almost nobody does it.
Second: are there children, and at which school? The international school in northern Ratoma shapes family choices entirely, far more than the district itself.
Only then, third: what budget? Because once the first two answers point to an area, budget decides between an apartment and a house, not between two ends of the commune.
