Furnished rental prices in Conakry: the real ranges

Price is the question that comes up most, and the one surrounded by the most guesswork. The same three-bedroom apartment can let for one to three times the same figure depending on whether it is empty or furnished, in Kaloum or in Cosa, with or without a properly sized generator.

These are the ranges we actually observe on the properties we visit and verify in Conakry. They cover furnished lettings, security guarding included, and are updated as the market moves.

Prices by property type, furnished

These ranges cover Conakry as a whole. The spread within a line is explained first by district, then by equipment level — not by decoration.

  • Furnished studio: $465 to $1,160 per month.
  • Two-bedroom apartment: $930 to $2,090 per month.
  • Three-bedroom apartment: $1,630 to $3,020 per month.
  • Three- to four-bedroom villa: $2,090 to $4,070 per month.
  • Upmarket villa with pool: $3,490 to $6,980 per month.

What really drives price in Conakry

Three factors explain most of the spread, and none of them is about how the place looks:

  • distance to Kaloum: for equal size and equipment, a property in Cosa lets for half the Camayenne price, at the cost of 30 to 45 extra minutes of commuting each day;
  • technical autonomy: a generator sized for air conditioning, the building's own water reserve and dedicated internet easily add 30% to the rent — and are non-negotiable for a working stay;
  • commitment length: a one-year lease is commonly 20 to 40% below the short-stay monthly rate.

Furnished or empty: the honest arithmetic

An empty property lets for 40 to 60% less than an equivalent furnished one. For a stay under a year the saving is illusory: fully furnishing a three-room apartment in Conakry is a significant outlay, takes several weeks, and is hard to recover on departure.

Furnished stops paying at around two years, or when the organization already holds a furniture stock. Below that, it almost always wins.

Deposit, charges and fees: what you will be asked for

The Guinean market traditionally uses high deposits and sometimes several months of rent in advance. We bring that back to something a finance department can read:

  • a one- to three-month deposit depending on lease length, returned after the exit inventory;
  • security guarding usually included in the rent on the properties we list;
  • water, electricity and internet payable by the tenant unless the listing states otherwise;
  • a compliant invoice with TIN and VAT, bank transfer at 30 or 60 days for organizations.

Frequently asked questions

How much does it cost to rent an apartment in Conakry?

Furnished, expect $930 to $2,090 per month for two bedrooms and $1,630 to $3,020 for three, security guarding included. The spread is driven mainly by district and by the property's technical autonomy, not by decoration.

Which is the cheapest district to live in Conakry?

Cosa, Sonfonia and Matam have the lowest rents for equal floor area. The trade-off is commuting time: 40 to 70 minutes to Kaloum at peak from Cosa. The right call depends first on where your office is.

Do you have to pay several months in advance in Conakry?

It is common practice on the local market. On the properties we list we bring the deposit back to one to three months depending on lease length, and we accept transfer at 30 or 60 days for organizations under a purchase order.

Are prices negotiable?

On duration, yes: a one-year commitment is commonly negotiated 20 to 40% below the short-stay monthly rate. On the headline figure for equal duration the margin is thin — the verified furnished market in Conakry remains tight.
